Villa Halden

A 9,800 sq ft waterfront villa built to hurricane code, with a 25-metre pool and floor-to-ceiling impact glazing, delivered through a full hurricane season.

The challenge

The site sits in a high-velocity hurricane zone, and the build window crossed the whole season. An open house in August is a risk to the structure, the materials and the people on site.

The design by Halden & Co called for large glazed openings and a pool set into the waterfront, both of which are slow to build and sensitive to weather.

Our approach

We planned the build around the weather. The sequence put everything that needed dry conditions ahead of August, and every phase had a written storm plan before work started.

• Storm plans for every phase, with all materials and equipment secured within four hours of a warning.

• Impact glazing installed early to dry in the house before the peak of the season.

• Pool shell poured and cured ahead of the wet months, with drainage in before the first storm.

We built the schedule around the weather, not against it. Every phase had a plan for the day the warning came.

Column steel tied ahead of August, so the frame could close in before peak season.

The outcome

The villa was handed over in November 2023 without a single weather claim. Two named storms passed during the build; both were handled by the storm plan with no damage on site.

The owners took the keys on the agreed date and the house is covered by our two-year workmanship warranty.
